JOB DESCRPTION – LAND ACQUISITION SR.MANAGER
This opportunity is with a prestigious emerging real estate developer in India. we are renowned for their pioneering exceptional in commercial development. Additionally, we have multiple land banks across South India. we are currently looking for a Land Acquisition professional to manage end-to-end land acquisition for new developments and pre land acquisition. This individual will be responsible for acquired land in data, conducting due diligence and performing feasibility studies. The role involves developing a network of brokers and partners, conducting market analysis and preparing reports for senior management, collaborating with Management teams and external partners. Responsibilities (not limited to following):
•Manage end-to-end land acquisition transactions for a new and old Land development, including sourcing, origination, research, deal evaluation, due diligence, feasibility studies
•Primary focus towards to manage and sort-out old acquired land in data, origination, sale deed , Revenue records of land with old transaction details.
•Manage land survey and revenue survey for the acquired lands and properties across developments.
•Involve in developing business strategies, as well as pursuing and evaluating business opportunities.
•Land Acquisition Activities: : Secure project sites by acquiring land use rights, road rights of way, and transmission rights of way over both private and public lands.
•Prepare management reports and board materials for presentation to the board and investment committee.
•Maintaining strong relationships with key internal constituents (including the legal and compliance team, sales team, project management team and the accounts team) and key external constituents (including investment bankers, audit firms, lawyers, company management and JV partners).
•Land feasibility and Land safeguarding/payment of property tax/handling any Legal cases
Requirements:
•Minimum 5- 7 years of experience land related works
•Graduation degree is preferred, but not mandatory.
•Relevant working experience in real estate/land acquisition in Bangalore and Chennai.
•Having hands-on experience in maintaining property land records with field works in co-ordination with land parties and surveys drawings.
•Strong knowledge of local land conversion rules and regulations in Bangalore and Chennai.
•Strong knowledge of land use rights, right of access, easement right of way , encroachments, Land Bifurcation as per local norms, Public land uses definition, compound walls /boundaries as per records.
•Understanding of Google Based land survey, Topographical Survey of Land.
•M.s Excel and CAD software knowledge added advantage.
